Long Beach is one of our most active markets for estate sales. Many of the homes we sell here were owned by the same family for decades — Craftsman and Spanish bungalows in Bixby Knolls and California Heights, mid-century ranch homes in Los Altos and the Plaza area, and duplexes and small apartment buildings closer to downtown.
Long-held homes often come with deferred maintenance, family members living in the property, or tenants with protections under state and local law. The Aventus Group handles those issues with estate counsel before the property goes to market, then sells with the documentation executors, trustees and the court expect.
What Long Beach Fiduciaries Need
Tenant & Occupant Issues
Many Long Beach estates include tenants or relatives in the home. We coordinate with counsel on notices, relocation obligations and cash-for-keys so the property can be delivered vacant when that maximizes value.
Small Multifamily
Duplexes, triplexes and fourplexes are common in Long Beach estates. We underwrite rents, expenses and value-add potential so fiduciaries can justify the price to beneficiaries and the court.
Preparing Long-Held Homes
Clean-out, repairs, paint, flooring and staging can be fronted through Compass Concierge with nothing due until closing — often lifting the sale price well above the cost.
Long Beach Probate FAQs
Where are probate cases heard in Los Angeles County?
Los Angeles Superior Court — probate matters are heard primarily at the Stanley Mosk Courthouse, 111 N. Hill Street, in downtown Los Angeles.
How long does it take to sell a probate house in Long Beach?
A full-authority (IAEA) sale can close on a timeline similar to a standard sale once the 15-day Notice of Proposed Action period passes. A court-confirmed sale in Los Angeles County depends on the court’s calendar for the confirmation hearing, and commonly takes several weeks to a few months after an offer is accepted.
Do you sell trust properties in Long Beach too?
Yes. Most of our Long Beach clients are successor trustees selling homes held in a living trust, which typically do not require court involvement. We also handle conservatorship, partition, receivership and bankruptcy sales.
Can you help if the estate representative lives outside Long Beach?
Yes. We regularly manage access, vendors, clean-out, repairs and showings for out-of-area executors and trustees, with periodic written reporting so you can administer the estate remotely.
